Home Ownership

With average home listings priced over $800,000, Scotch Plains is considered an expensive place to buy a home. Buyers seek out homes here for a number of reasons. One key appeal is the larger lot sizes compared to surrounding towns, offering more yard space, greater privacy, and increased flexibility for adding extensions or outdoor living. Scotch Plains is also not as set on preserving the original architectural character of the homes, giving homeowners much more freedom to renovate or expand to suit modern needs and tastes.

Typical suburban neighborhood and homes in Scotch Plains NJ

The architectural styles in Scotch Plains are diverse, with a blend of mid-century homes and newer construction. Many of the homes built in the post-war era can present unique challenges when renovating. Starting with the inefficient split-level layouts, which sometimes don’t align with modern preferences for open floor plans. Also, these homes constructed quickly for returning veterans can, unfortunately, show signs of rushed or substandard workmanship. This is on top of the common issues in older homes like outdated electrical systems, and asbestos. These older properties also likely need energy-efficient upgrades, such as improved insulation or modern central heating and air conditioning systems.

Water mitigation and drainage should be a priority when renovating or building a home in Scotch Plains. Certain parts of the town lie within a floodplain, and while major flooding is rare, water damage to foundations is a real concern. During the post-war housing boom, drainage was often overlooked, especially as larger basements were constructed. Today, ensuring a solid foundation is essential, with proper water mitigation systems to prevent future issues. This is critical to protecting your home from potential long-term damage.
